Where you can buy land on the NSW coast for $150K or less

Buying land and building a new home is a popular way to get on the property ladder, but affordable options may be tricky to find in Australia’s most populated state.

According to REA Group’s Property Seeker Report, New South Wales buyers have an appetite for new homes with 42% of homebuyers and 51% of first-home buyers considering buying or building new.

 

To meet this demand, the NSW Government launched the Housing Delivery Authority to speed up the building approval process. It aims to deliver 377,000 new homes by 2029. 

While the cheapest land in New South Wales is typically found inland or west of the Great Dividing Range, there are still coastal plots available for under $150,000. 

Here are some areas where you can find these plots.

South Kempsey 

South Kempsey has seen a 23.7% increase in the median house price over the past year, reaching $370,000, according to PropTrack data.

This suburb offers land starting at $89,000, making it a promising opportunity for investment or development. 

One option is 12 Robert Eggins Street. This 638.6sqm property is flat, fully fenced, and comes with town water and sewer connections, making it ready for immediate construction.  

Power and water are also available at the front of the property, easing the building process.

Located close to the local primary and high schools and convenient public transport, the plot is ideal for families looking to settle in the neighborhood.  

Another option is 77 Middleton Street. This 646sqm block, priced at $119,000, is equipped with water and sewer connections and is just a 20-minute drive to Killick Beach. 

Nerong

Located about an hour north of Newcastle, Nerong is a quiet mid-coast town with land starting from $125,000.

Close to Myall and Great Lakes, this area is ideal for those seeking a peaceful nature retreat. 

This plot, priced at $125,000, features an undulating to steep block adorned with trees. Although it lacks town water, sewer, and fencing, power is conveniently nearby. Think of it as a blank canvas, offering serene surroundings to build your dream home. 

West Kempsey 

West Kempsey combines coastal living with affordability, having a median house price of $440,000, which has seen a 1.6% increase over the past year according to PropTrack data

Land here starts at $149,000, and there are a variety of options available, with this 1062sqm block offering convenience, flexibility, and potential for a range of projects.  

Equipped with town water, sewer connections, and power, it is free from restrictive covenants, giving the freedom to design and build your desired home. Its location near schools, shops, and bus routes makes it ideal for families or investors. 

Another option is Lot 33 in Dangar Street, which is priced at $150,000.  

This north-facing 367sqm block is close to local amenities and has no covenants, offering complete freedom in construction. Plus, it’s only a 30-minute drive to South West Rocks.
