What Sydney prices can buy you in Darwin

The average cost of a house in Sydney has soared to more than $1.4m but what will that get you in the Darwin property market?

The latest data from PropTrack shows the median house price in Sydney increased 3.55% in 2024 to sit at $1.443m.

In comparison, the Darwin median house price increased 0.2% last year to $577,000.

In Sydney, buyers need to shell out at least $1.28m for a two-storey home on 252sq m at 153 Elara Blvd in Marsden Park, which is 50km from the Sydney CBD.

An hour from Sydney city in Cobbitty, a four-bedroom home at 44 Freshwater Drive is on the market for $1.3m.

While a five-bedroom family home sitting about 40 minutes from the heart of Sydney at 10 Regal Ave, Kings Langley, is going under the hammer with an auction guide of $1.5m.

In the NT’s capital, $1.4m will nab a family home on 880sq m at 97 Cullen Bay Cres in the exclusive marina estate of Cullen Bay.

The cliff-side property has three bedrooms, two bathrooms, an in-ground swimming pool and easy flow between the living spaces and outdoor entertaining area.

In Stuart Park, just minutes from the Darwin CBD, the five-bedroom home at 22 Duke St has harbour views, a pool with city views, three levels of living and a $1.4m price tag.

The low maintenance property has a kitchen and dining area flowing out to a balcony on the second floor and a living area and master suite, both with balconies, on the top floor.

For about $1.32m buyers can lock down a five-bedroom Darwin elevated walking distance to the Nightcliff foreshore.

The home at 3 Sergison Cct, Rapid Creek, is on a big 945sq m block with established tropical gardens and a pool.

Or, for well below the average cost of a Sydney pad, there is a sprawling five-bedroom home on 980sq m in Bellamack.

On the market for offers over $965,000, the property at 1 Bell Cres has a huge outdoor area overlooking a swimming pool, spacious rooms, three lockup garage spaces and a fourth undercover parking spot.

There is also a newly-built two-storey with stunning pool and cool, bright interiors for sale for offers over $1.29m at 99 Ross Smith Ave, Fannie Bay.

The residence has four bedrooms, a stunning ensuite and easy indoor-outdoor flow.

For $1.02m, there’s a classic elevate house on a 2ha block at 45 Hunter Rd, Bees Creek.

The home has four bedrooms, open plan living and two big decks while the property comes with a fenced pool, tropical gardens, a mango orchard and two big sheds.

The PropTrack data showed the median dwelling price in Darwin was sitting at $503,000 in December, down 0.2% annually.

The average cost of a unit in the Darwin dropped 0.86% in 2024 to $374,000.
