Brisbane City came in at number one for units and townhouses, beating top performing suburbs including Surfers Paradise, Broadbeach, and Southport.

Property tech firm InfoTrack has dropped its latest property market update, offering fresh insights into where homes and units moved fastest from January to March 2025.

The Queensland market sees Brisbane’s vertical living scene emerging as a standout trend, signalling a shift in buyer behaviour.

According to the data, Brisbane City has officially dethroned the Gold Coast to become Queensland’s top unit-selling suburb, surpassing Surfers Paradise, Broadbeach, and Southport.

InfoTrack head of property Australia Lee Bailie attributed the shift from the coast to the city to rising investor activity, urban migration, and an increase in apartment stock.

“While we have seen the Gold Coast dominate the unit market for such a long time, Brisbane was always in close second place,” Mr Bailie said.

“In the past calendar year, Brisbane City came in second place in Q2 and Q3 of 2024, dropping to fourth position last quarter, but a surge in popularity has seen it take the crown for the start of 2025,” Mr Bailie said.

But Queensland’s first-home buyers and savvy investors are casting a wider net, with a wave of new suburbs breaking into the state’s top house sales list.

Springfield Lakes, Burpengary, Ormeau and Kallangur all made their debut – a sign buyers are chasing value beyond the usual hotspots.

But it was Caboolture that stole the show once again, topping the charts for house sales for the second quarter running.

“Moreton Bay offers an easy commute to Brisbane and the Sunshine Coast and Springfield Lakes and Redbank Plains are conveniently located close to central Ipswich and Brisbane,” Mr Bailie said.

“Ormeau has joined neighbouring Pimpama and Upper Coomera in the top 10 thanks to its short distance to both the Brisbane CBD and the Gold Coast.”

In New South Wales, regional suburbs have stormed the top 10 most in-demand list, pushing past metro strongholds in a surprising market shake-up.

According to InfoTrack’s Property Market Update, Marsden Park (postcode 2765) took the crown for the highest number of house sales in the state from January to March 2025.

Other regional standouts included Orange, Dubbo, and Tamworth – all outranking many of Sydney’s traditionally popular suburbs.

“It’s interesting to note that the 2650 postcode which encompasses 54 suburbs including East Wagga Wagga and North Wagga Wagga, made its debut appearance in both the state’s overall sales figures and in the first homebuyer category,” Mr Bailie said.

But while the regions saw a surge, metro mainstays weren’t completely pushed out of the picture.

The top three NSW suburbs remained consistent – with 2765 (Marsden Park and surrounds) taking out the number one spot for the second quarter, and 2155 (Kellyville) overtaking 2170 (Liverpool) for second place.

“With ongoing land releases, new housing estates and strong transport links, Marsden Park remains a go-to for buyers seeking growth potential and modern infrastructure,” Mr Bailie said.

In Victoria, Melbourne’s city centre held firm as the state’s top-selling postcode, underscoring the continued demand for urban living.

Melbourne’s 3000 postcode, which covers the city centre, continued its reign as the top-selling area for house and unit sales.

However, the spotlight is shifting towards Melbourne’s inner suburbs, like Fitzroy and Carlton, where proximity to the city and a vibrant lifestyle are driving a surge in sales.

Meanwhile, outer suburbs like Sunbury have seen a brief dip in activity, offering potential opportunities for savvy buyers willing to wait for the next cycle of growth.
