How is your mortgage broker paid?
Your broker is paid an upfront commission by the bank or lender who provides the home loan. They also get paid a smaller amount by the bank or lender every month that you are still in your loan, known as a trail commission. However, if you decide that you no longer want to stay with the same home loan, or if you default on your loan payments, you reach a certain level of arrears, or if you pay the loan off altogether, your broker will no longer receive the trail commission.
This commission model is structured in such a way as to provide your broker with a significant proportion of the commission payment upfront for arranging the loan, while deferring some of the payment in the form of trail commission, so that your broker is incentivised to provide ongoing service to you over the term of your loan.
