Stamp duty scrap in South Australia: Liberal’s proposed scheme for first-home buyers

South Australian leader of the opposition Vincent Tarzia has announced that stamp duty could be scrapped for first-home buyers in the state, under a Liberal Party plan to increase the number of young people who own their own homes.

How will the stamp duty scrap scheme work?

The stamp duty scrap scheme will work by allowing all first-home buyers to purchase their first property without paying any stamp duty. This includes those buying established homes as well as those in new homes.

Scenario 1: Keira

Having saved a deposit, Keira has put in an offer on a two-bedroom townhouse in Ascot Park. It is an existing townhouse, and this is Keira’s first property purchase. Her $580,000 offer is accepted by the owners and Keira is expecting to move into the property shortly. There are no stamp duty concessions available for first-home buyers purchasing established homes, so Keira will be liable to pay. As stamp duty owed in South Australia is based on a sliding scale and Keira’s townhouse cost her $580,000, she will pay $21,330, plus $5.50 for every $100 over $500,000. This brings her stamp duty total to $25,730.

Scenario 2: Riley

Riley is a first-home buyer looking to purchase a property within the next 12 months. He has achieved his savings goal of $60,000 and is looking to buy a two-bedroom apartment in central Adelaide. He is unsure of exactly where he plans to buy and is looking at spending six months travelling in Asia before making a final decision. As he is planning to wait to make a purchase, he may be in line for a full stamp duty exemption if the Liberal Party is successful in securing leadership after the 2026 South Australian state election.
