Your Appointment FAQs

A mortgage broker can take the time and hassle out of shopping around for the right home loan and guide you through the home buying process with expert advice. 

We can help you compare and contrast hundreds of home loan products from over 20 lenders including the big four banks. More importantly, we can help you fully understand some of the features and pitfalls before you decide on a product.

Your broker is obligated to make sure that any credit assistance provided to you is in your best interests

Your broker won't know which lenders and products you qualify for unless they have a clear and accurate picture of your circumstances. 

That's why we need you to answer some detailed questions and provide the following standard documentation as part of our appointment process:

  • Pay slips and proof of income
  • Current bank statements
  • Identification documents
  • Tax returns or tax assessment notice
  • Copies of recent statements for other credit facilities such as credit cards or other loans

Our team will send you a link to a smart digital Fact Find via email and SMS so you can securely complete your details with ease.

If you are having trouble locating the email, please email us or call 02 9904 6427 during business hours.

It usually takes between 30 to 45 minutes to complete your Fact Find and upload the relevant documents. Just remember, the more information you provide, the more relevant and accurate the advice you'll receive from your financ strategy consultation!

The data security and privacy of the personal information you provide Mortgage Choice is important to us. We intend to respect your rights to privacy in accordance with the National Privacy Act. 

The Mortgage Choice Privacy Policy applies to all information that you supply to us.

Lenders will review your bank statements to ascertain your financial position and general conduct through spending habits, debt obligations, bills and regular income. 

Most lenders like to see 90 days or 3 months of bank statement data. Some lenders do require more, sometimes up to 6 months. 

This is why we will ask you to supply us with bank and transaction statements upfront so your broker can review every detail to accurately advise a best fit solution.  

By submitting your statements via the BankStatements.com.au link we provide to you, it ensures that your broker is seeing exactly what the lenders can see.

As part of your appointment process we ask for your consent to run a credit check and obtain your score. This is a "soft enquiry" and won't affect your credit.

We do this because knowing your credit score will help us determine your eligibility for a home loan and which lender may approve your future application.

The report and results will be share with you at your consultation.

The Illion BankStatements.com.au service is a secure and incredibly easy way to retrieve your bank transaction statements to us in a couple of clicks.

Illion is a main provider of data and analytics products and services in Australasia and is the company that collects individual and business credit history information and compiles credit reports and credit scores.

The BankStatements.com.au service is free to our clients, and all data sent to the BankStatements server is encrypted with 256-bit encryption and secured by 2048-bit keys – this is the same level of protection that your bank provides.
